Prologue

Where the trade wind never rests and the sea meets pale coral stone, the fofoti tree has bent for centuries without breaking, a lesson in resilience built now into a place where guests can rest inside that same steady wind.

ARUBA FOREVER
by beliko

About us

ARUBA FOREVER is a new address of calm on Eagle Beach, where Aruban and Dutch Caribbean heritage is reinterpreted through architecture, hospitality and everyday ritual. Here, the old rhythms of the cunucu (Papiamento for countryside) and the trade wind meet contemporary comfort, so guests feel the island rather than just pass through it.

Concept

The architecture opens toward the wind and the water, using coral stone, timber and glass so every terrace catches the same breeze that has always cooled this coast. Wellness, cuisine and culture sit side by side, creating a stay that is unhurried, grounded and genuinely local.

Consultation

Answers to key questions

Can I buy at ARUBA FOREVER if I am not a resident of Aruba?

Yes. Aruba does not require residency to purchase real estate. Non-residents can typically buy apartments, land or commercial property through a local notary, who handles the transfer and registration. Consult a licensed Aruba notary for your situation.

Is ARUBA FOREVER built on property land or long lease land?

Aruba has two land types: eigendom (freehold property land) and erfpacht (a renewable 60-year government lease). Both are common, bankable structures for foreign buyers here. ARUBA FOREVER's exact title is confirmed at contract stage, so ask your notary which applies to your unit.

Who runs the hotel?

Aruba Forever Hospitality, the project's in-house management company, runs day-to-day operations, marketing and bookings. This is the key difference between owning at ARUBA FOREVER and simply owning a rental apartment on your own.

Why are dividends paid per square meter?

It is the fairest formula because your share of hotel revenue scales with your unit. For example, a 70 m² Superior apartment at roughly USD 6,500 per m² could see about USD 36,000 a year at the illustrative 8% target return, before fees. Illustrative figures.

What if I want to sell my apartment?

You can resell at any time. Aruba's beachfront property values have trended upward for years, though past performance never guarantees future results, so consult a licensed appraiser or broker before pricing a resale.

Can I live in my own apartment?

Yes, typically up to 30 nights a year at no cost. The rest of the year your unit operates as a hotel room and earns income, managed by Aruba Forever Hospitality on your behalf.

Are there guarantees the construction will be completed?

Construction proceeds in stages under a filed permit with Aruba's Department of Infrastructure and Planning: section one by Q4 2028, section two by Q2 2030. A licensed local contractor and a published schedule back each phase, though delays are always possible in any build.

Is it possible to buy in installments?

Yes. Typical plans include payment in full, a 50/50 split, or phased payments tied to construction milestones, with a down payment from 30%. Consult ARUBA FOREVER's sales team and your own notary for the current schedule.

Why not just buy a condo on Eagle Beach and rent it out myself?

Because it is a different business. ARUBA FOREVER offers professional booking through international hotel channels, marketing and year-round service. Self-managed rentals in Aruba typically run well below hotel-grade occupancy, since individual owners lack that reach.
